How home inspector invoicing actually works

You are selling a report against a contractual deadline in a real estate transaction. Pricing usually scales with square footage and age, with ancillary services — radon, sewer scope, termite, pool, mould sampling — as separate line items because each is a separate scope with its own standards and sometimes its own licence.

The inspection agreement, its scope and its limitations are what the invoice sits on top of. Referencing the agreement on the invoice matters more here than in most trades, because the profession's liability exposure is defined by exactly what the agreement said the inspection did and did not cover.
